Commercial Property & Industrial Special Risks Insurance

A property loss is about more than the building. Stock, machinery, fit-out and the time needed to recover all affect the insurance decision. KIB Group reviews commercial property cover and Industrial Special Risks (ISR) arrangements against the assets and operations at risk.

What it can cover

Depending on the policy and selected sections, cover may extend to:

  • Insured physical loss or damage to buildings, fixtures, contents, machinery and stock.
  • Associated costs such as debris removal, professional fees and certain reinstatement expenses, within applicable limits.
  • Business interruption following qualifying damage, where that section is included and its conditions are met.

Common risks and exposures

Fire, storm, theft and water damage can affect very different parts of a property portfolio. Construction materials, neighbouring occupancies, vacancy, storage practices and protection systems influence the risk. Flood and machinery breakdown require particular attention rather than an assumption of inclusion.

Who may need this insurance

Commercial property owners, tenants, manufacturers, retailers and warehouse operators may need different combinations of cover. Larger or more complex asset portfolios may be considered for ISR, while a business package can be suitable for other risks; suitability depends on the actual exposure and available terms.

What KIB Group considers

  • Occupancy, construction, locations, security, fire protection and changes in how premises are used.
  • Reinstatement values, seasonal stock peaks, removal of debris and professional valuation information.
  • Declared values, sublimits, excesses, underinsurance provisions and how property cover connects with the recovery period.

Exclusions and considerations

Market value is not the same as rebuilding cost. Wear and tear, gradual deterioration and defects may be excluded, with separate rules for resulting damage. Underinsurance or average clauses may reduce a claim payment. Check flood definitions, unoccupied premises conditions and whether replacement is subject to time or location requirements.

Questions worth asking

How is ISR different from a business package?

ISR is commonly used for larger or more complex property and interruption risks, often with individually negotiated limits and conditions. A business package combines selected sections for other business needs. Neither label guarantees broader or more suitable cover; the wording and declared values still matter.

Can I use the property’s sale price as its sum insured?

Sale price includes factors such as land value and location that do not measure rebuilding costs. Reinstatement may involve demolition, professional fees and compliance costs. A current professional valuation can help establish appropriate values and identify costs a simple estimate may miss.
